3 Lot subdivision with integrated housing, currently at re zoning stage.
A 1.2 ha property located between the Illawarra escarpment, the coast and ocean beyond. The site contains a large sloping grassed area with mature trees, rocks and is bounded by bushland. There are mountain views to the north and west with filtered ocean views to the east.
The current appearance is of a managed park like quality, the brief was to retain and enhance this quality with sensitively designed and sited housing with integrated landscaping.
Three single story low scale dwellings, are proposed on individual lots, designed in an environmentally sensitive manner using green technology, solar energy and water conservation principles, with no boundary fencing retaining all native vegetation.
This approach to the design and location ensures retention of the existing open parklike appearance of the property requiring virtually no clearing or earthwork. The addition of native planting and landscaped areas, along with high quality low scale buildings of a controlled palate is intended to help preserve the special aesthetic and scenic qualities of the area and create an exemplary model of development.
